Nellore Urban Development Agency will have town and villages with potential for industrialisation
Priority for villages within one km radius of NH
Nellore: The proposals prepared for Nellore Urban Development Authority being modified at the instance of Chief Minister N. Chandrababu Naidu. Apart from Kavali, Atmakur, Venkatagiri, Gudur, Nayudupeta and Sullurpeta municipalities, 33 mandals have been included in NUDA in the initial proposal readied last year.
However, it was modified later and three alternative proposals for formation of Nellore Urban Developm-ent Authority have been prepared reducing the jurisdiction of NUDA and submitted to the government.
The first option was to include 14 mandals with 2,600 sq km without Kavali municipality. The second option was to cover 23 mandals with 4,551 sq km and include Kavali and Gudur. The third option is 18 mandals with 3,844 sq km inclusion of Kavali and Gudur towns.
In the first option, Pod-alakur, Indukurpeta, Nell-ore rural and city, Muthuk-ur, TP Gudur, Venkatacha-lam, Butchireddypalem, Dagadarthi, Kodavalur, Kovur, Gudur, Allur, Manubolu and Kota mandals with 13.15 lakh population are included.
In the second option, Kavali, Chillakur, Ogili, Naidupeta, Doravarisathr-am, Sullurpeta and Tada also included in addition to mandals figured in the first option.
In the third option, only mandals between Kavali and Gudur have been included and mandals towards south beyond Gudur omitted.
Sources in municipal administration department said that the CM had directed the officials to include villages with potential for urbanisation and industrial development in NUDA instead of entire mandal when the three proposals placed in the recent Cabinet meeting. He suggested selection of villages and towns located close to national highway.
He pointed out that the people living in villages without scope for development will be forced to pay higher taxes and knock the doors of NUDA for permissions for any construction if they are made part of the authority.
He also reminded that they have to provide infrastructure such as road network and potable drinking water similar to cities once any habitation is included in NUDA.
Mr Naidu also advised officials to keep Visakhapatnam-Chennai Industrial Corridor in mind while add the villages and towns in NUDA since Nellore district is a part of the corridor.
Prompted by CM's suggestion, authorities have been planning to include villages located within 1 km on both sides of the Chennai-Kolkata National highway from Kavali to Tada besides villages close to Muthukur Road leading to Krishnapatnam from Nellore apart from the areas dotted with power projects and major industries in NUDA.
When contacted, urban development minister P. Narayana said that Dagadarthi located close NH is being brought into NUDA in view of airport proposed in the area.
The minister said that they are going to add entire Tada mandal in NUDA as the area in fast pace of industrialisation and poised to become a hub for automobile industries.
He hinted that only civic bodies close to NH such as Kavali, Nellore, Gudur, Nayudupeta and Sullurpeta will be part of NUDA and the proposal is likely to be placed in the next cabinet meeting.
NUDA keeps tab on layouts
“Going by the encroachments on irrigation cana-ls, unauthorised constructions and irregular development of the city, formation of Nellore Urban Development Authority is the most appropriate solution to put an end such irregularities. The NUDA ensures planned development of the city, based on master plan, which is ultimate, and there is hardly any scope for violations such as road width and setbacks among others because zonal regulations will come into force,” a senior official of Nellore Municipal Corporation said.
According to the municipal officials, there is no need for real-estate developers to approach district, town and country planning wing for permissions once Nuda is in place. Residential buildings within 10 meters height can obtain permission from their respective local bodies.
The Nellore Urban Development Authority thoroughly examines title deeds before granting permission for layouts to protect the interests of the buyers.
