Hyderabad’s Under-Construction Residential Market sees 11.9% Price Surge:

Hyderabad's residential market showcased steady growth in the under-construction segment during Q4 2024 (October–December), with supply increasing by 4.5% year-on-year (YoY), according to Magicbricks Research. This growth highlights the city’s robust real estate dynamics, supported by its expanding economic base and rising preference for premium housing.



The average price of under-construction properties in Hyderabad climbed 11.9% YoY, reaching INR 9,090 per square foot (psf). This rise reflects developers’ focus on high-quality residential projects to meet evolving buyer aspirations.

Meanwhile, data by Magicbricks also revealed a 46.8% YoY increase in under-construction residential supply across major cities, reflecting heightened developer activity in response to strong market demand. The average price for under-construction properties across key markets stands at INR 12,064 psf.


The increased focus on under-construction properties aligns with rising demand, as developers expedite project timelines to meet the needs of potential homebuyers. This surge underscores the resilience of India’s residential real estate market, with developers actively contributing to supply in both affordable and premium segments.
