Industrial parks turn realty by entrepreneurs in Telangana
Hyderabad: About 20 per cent of plots allotted in industrial estates and parks to entrepreneurs are being misused in the districts. These entrepreneurs had either converted them to real estate ventures or had kept them vacant.
Due to a realty boom following the proposal to carve out new districts, the land value in these estates, mostly located in urban areas that will become district headquarters — Adilabad, Karimnagar, Bodhan, Kamareddy, Mancherial, Nirmal — has witnessed a sharp increase. The allottees are leasing out these plots for commercial ventures against rules.
The TS Industrial Infrastructure Corp had developed industrial estates and parks which were allotted to entrepreneurs to set up small-scale units and to provide employment to locals. Years after allocation, over 20 per cent of the plots continue to remain vacant.
Some investors are approaching the plot owners to lease the land to set up commercial or realty ventures. The rules prohibit transfer of ownership and the plot owners are entering into an understanding with third parties. While the plots continue to be in the names of the original allottees, the commercial activities are run by others.
The state government has now launched a drive to identify such misuse of industrial plots and is serving show-cause notices to violators.
“The plots should be used only to promote industrial activity. No other commercial activity will be permitted there. The government has initiated steps to take back plots that are being misused," said Mr E.V. Narasimha Reddy, managing director, TSIIC.
