Norms violated by most real estate ventures in Khammam
KHAMMAM: Most real estate ventures in and around Khammam falling within Sthambadri Urban Development Authority (SUDA) are in violation of Telangana State Real Estate Regulation (Registration and Regulation), 2017.
About 620 layouts, amounting to about 80 percent of ventures in Khammam, which have come up in last four years, are not in accordance with the guidelines stipulated by SUDA. Most of them are within 20-km distance from Khammam on Hyderabad, Rajahmundry, Yellandu, Kodad and Vijayawada highways.
Almost 120 layouts have not left space for greenery. Places marked for greenery have been made into plots and sold. Roads too are not as per stipulations. For example, main and internal roads in layouts of Ragunathapalem mandal must be of 40 feet and 30 feet respectively. But they are not. 180 layouts are in violation of these norms. There are 28 ventures that have come up on farm lands. But no land conversion charges have been paid. Some layouts have come up within ceiling lands.
SUDA officials have issued notices to 53 ventures for violating various rules. About 25 of them have subsequently given permission after they submitted modified layouts. In the interim, authorities have demolished boundary stones and arches of some layouts for not being in compliance with various regulations.
SUDA chairman B. Vijay Kumar advised people to be cautious while buying plots. “Buy plots only in ventures that have permission from DTCP (Director of Town and Country Planning),” he advised. He asked venture owners to get their layouts approved as per guidelines stipulated by SUDA.
