Centre Clears Rs 2,534-Crore Housing, Office Complexes for Amaravati

Cabinet approves housing and office complexes to support Amaravati's capital development.

Vijayawada: In a major boost to the development of Amaravati as Andhra Pradesh’s capital city, the Union Cabinet Committee on Economic Affairs, on Wednesday, approved two landmark infrastructure projects worth over Rs 2,534 crore for Amaravati.

The two projects are for constructing residential and office accommodations for Central government employees in the new capital. The meeting was chaired by Prime Minister Narendra Modi.

This involves the first-ever general pool residential accommodation (GPRA) campus in Amaravati at an estimated cost of Rs 1,234.91 crore, alongside the Central Government General Pool Office Accommodation (CGGPOA) complex costing Rs 1,299.08 crore.

The GPRA campus will be developed on 17 acres and comprise 11 residential towers housing 1,504 dwelling units ranging from Type-II to Type-VI categories. The project will provide basement parking for 1,972 cars, or equivalent spaces and have a total built-up area of 31.3 lakh sq-ft.

Officials said the residential complex would ease the financial burden on Central government employees by providing quality accommodation close to workplaces, thereby improving efficiency, employee welfare and administrative responsiveness.

The office accommodation project will come up on 5.53 acres and consist of two high-rise blocks with up to 13 floors. Designed to accommodate around 8,000 officials and staff members, the complex will provide nearly 23.25 lakh sq-t. of built-up space and podium parking for about 1,800 vehicles.

The facility is intended to bring multiple central government offices under one roof, improving inter-departmental coordination and service delivery in Andhra Pradesh.

Both projects will be developed by the housing and urban affairs ministry through the central public works department. Pre-bid activities have begun and tender documents are under preparation.

In line with Amaravati’s vision of being a sustainable greenfield capital, both campuses will be built according to the green building standards and are targeted to achieve a minimum GRIHA 4-star rating. The projects will comply with the latest energy conservation and sustainable building code (ECSBC) 2024, while the residential campus will also adhere to Eco-Niwas Samhita 2024 norms.

The residential and office complexes will include banks, ATMs, post offices, crèches, community and conference halls, food courts, shopping and recreation facilities, guest accommodation and canteens. Both campuses will feature barrier-free infrastructure for persons with disabilities.

The projects are expected to generate about seven lakh man-days of employment annually during construction and around 50,000 man-days every year during operation, providing a significant economic boost to the region.
