Top Cities Close 2000 Acres in Land Deals, Up 54 Percent in 2024

Chennai: The top eight cities saw land deals of 2000 acres closing in 2024, while the private equity investments in the real estate sector moved up to $2.82 billion in the first nine months of FY25.

The total land deal volume surged by 54 per cent in 2024 to 2000 acres against 1300 acres in 2023. During 2024, nearly 135 land deals were closed compared to 90 in 2023.

Delhi-NCR recorded around 40 land deals, Bengaluru 30 transactions, followed by Mumbai and Chennai, which contributed approximately 25 and 15, respectively, according to CBRE.

Deals in residential assets contributed more than 60 per cent or 1190 acres and recorded a 70 per cent increase compared to 2023. Data centres contributed 10 per cent transaction volume share with 200 acres.

Meanwhile, Private Equity deals in realty dropped from 30 in 9M FY24 to 24 in 9M FY25, though the total investment value rose 6 per cent to $2.82 billion. "The average deal size saw a notable increase of 32.5 per cent, climbing from $88.5 million in 9M FY24 to $117.3 million in 9M FY25," said Shobhit Agarwal, MD & CEO of Anarock Capital.

Led by the Reliance – ADIA/KKR transaction, the top 10 deals accounted for a massive 93 per cent of the total transactions. The Reliance-ADIA/KKR transaction was valued at $1,542 million.

The industrial and logistics sector captured 62 per cent of total investments, significantly surpassing both the office and residential sectors, which attracted 14 per cent and 15 per cent, respectively.
