Hyderabad to add record office space in 2025

Hyderabad: Hyderabad will achieve a major feat this year by adding 17 million square feet of Grade A/A+ office space, marking the fastest infusion ever in a single year.

Apart from this, the residential property market has also shown a positive trend, with unsold inventory for the last quarter of 2024 declining by 14 per cent compared to Q4 2023, reducing the overhang to 19 months.

In addition to this, the average ticket size — sale price — of the property increased by 17 per cent during the same period, suggesting a robust demand scenario.

The numbers were released by the Confederation of Real Estate Developers' Associations of India (CREDAI) Hyderabad and CRE Matrix (a real estate data analysis platform) in two separate reports related to Hyderabad — housing and office space absorption.

However, primary sales performance in the Hyderabad market for the last quarter showed a decline, with the value of units sold decreasing by nine per cent compared to Q4 2023.

The northwest region of Hyderabad emerged as the dominant market, contributing 64 per cent of the total sales value, with transactions amounting to `19,826 crore. The northwest areas of Hyderabad include Madhapur, Tellapur, Miyapur, Patancheru, and parts of Serilingampally.

Abhishek Kiran Gupta, CEO and co-founder of CRE Matrix, said that in 2024, Hyderabad recorded new home sales of `1.15 lakh crore, contributing approximately 20 per cent of the total share among all metro cities in India—surpassing even Mumbai, which stood at `1.05 lakh crore.

“Hyderabad leased 13 million square feet of Grade A office space in 2024, accounting for 17 per cent of the total annual leasing of Grade A offices across India. This clearly demonstrates phenomenal overall growth in Hyderabad, not only in the office market but also in the housing sector,” he said.

Speaking about real estate trends, V. Rajashekar Reddy, the president of Credai Hyderabad, said that the Hyderabad housing market reflects strong buyer confidence. “The builders are also coming up with good projects in East Hyderabad,” he said.

Discussing commercial real estate, he added that Hyderabad's commercial real estate market remains on a strong growth trajectory, with a 2.2x increase in large office transactions and a 26 per cent surge in coworking demand.

Jagannath Rao Bandari, general secretary of Credai Hyderabad, asserted that with 16,644 units sold in Q4 2024 and new launches at 11,081 units, the sector remains vibrant and adaptive to evolving market needs.
